Tampa Bay is one of the most popular areas in Florida for active adults looking to enjoy year-round sunshine, resort-style amenities, and a low-maintenance lifestyle. Today, we’re highlighting four of our favorite 55+ communities across the Bay area—from long-established neighborhoods to brand-new master-planned developments that are shaping the future of the region.
Before we jump in, let’s clarify what a 55+ community is. These are age-restricted neighborhoods designed for residents who are at least 55 years old. They often feature social activities, amenities, and floor plans that fit a low-maintenance lifestyle while offering plenty of ways to stay active and meet new friends.
1. Heritage Springs – Trinity, FL
Located in Trinity, Heritage Springs is a guard-gated golf community with more than 1,300 homes across roughly 875 acres. Developed in the late 1990s and early 2000s, it offers a peaceful atmosphere with plenty to do.
Golfers love the 18-hole championship course, complete with a driving range, putting greens, and beautiful views. The 20,000-square-foot clubhouse is the heart of the community, featuring spaces for cards, billiards, crafts, and even a performing arts center that seats up to 250 people. There’s also a full-service restaurant and sports bar, a heated resort-style pool and spa, and plenty of outdoor activities like tennis, shuffleboard, and bocce ball.
Residents can also enjoy a fitness center, group classes, and water aerobics. Homes range from villas to single-family properties, many with conservation, golf, or pond views. Villas are typically around 1,500–2,000 square feet, while single-family homes range from about 1,500–3,000 square feet.
2. Highland Lakes – Palm Harbor, FL
Moving into Pinellas County, Highland Lakes in Palm Harbor is one of the most established 55+ neighborhoods in Tampa Bay. Built in the 1970s and 1980s, it’s known for its prime location near the Gulf beaches and its wide variety of amenities.
Highland Lakes features 27 holes of golf across three nine-hole courses, which residents can play without additional greens fees. The clubhouse hosts regular activities, card games, crafts, live music, and special events. Multiple swimming pools, tennis and pickleball courts, and walking areas make it easy to stay active.
A standout feature is the lodge at Lake Tarpon, which includes two pontoon boats for scenic rides or lunch trips to Tarpon Turtle. There’s also a pool, kitchen, and multipurpose space, plus on-site boat and RV storage—something that’s hard to find in this area.
Home options include single-family residences, villas, and condos. Single-family homes typically range from 1100 square feet up to about 2,500 square feet. Villas and condos are generally smaller at 800–1,500 square feet.
3. Del Webb Bexley – Land O’ Lakes, FL
Located in Land O’ Lakes, Del Webb Bexley is one of the newer 55+ communities in Tampa Bay, built between 2019 and 2023. This gated neighborhood offers a luxury feel from the moment you drive through its grand entrance.
The 19,000-square-foot clubhouse includes a state-of-the-art fitness center, café and restaurant, game rooms, craft studios, and multiple event spaces. Outside, residents enjoy a resort-style pool with lap lanes and a resistance pool, as well as tennis, pickleball, and bocce courts. There’s also a dog park, community garden, walking trails, an amphitheater, and a fire pit.
A full-time lifestyle director plans activities ranging from cooking classes to dance nights, helping residents connect and stay engaged. Homes include single-family options and low-maintenance detached villas.
4. Angeline – Land O’ Lakes, FL
Our final community is also the newest—and one of the largest master-planned developments in Tampa Bay. Located off SR-52 near the Veterans Expressway, Angeline offers easy access across the region and will soon be home to thousands of residents.
While most of Angeline is open to all ages, Lennar’s 55+ section offers its own clubhouse, restaurant, pools, fitness center, and courts—all in a maintenance-free setting. Villas and single-family homes are available, with villas around 1,400–1,800 square feet and single-family homes from 1,600–2,800 square feet.
What really makes Angeline stand out is its long-term vision. The community will include the Moffitt Cancer Center’s new 750-acre research campus, a STEM magnet school (Angeline Academy of Innovation), a 130-acre county park, a downtown-style commercial district, and one of MetroPlaces’ signature Crystal Lagoons. It’s an ambitious, forward-thinking development that’s quickly becoming one of Pasco County’s most talked-about areas.
